Design and Build Process
Building Design Process is different for each project, but from start to finish our Design Team is with you!
Initial client contact
- This may be by phone or email.
- A project developer will respond and schedule an initial site meeting.
First site meeting with client and project developer
- Your ideas and needs are discussed.
- Determination of need for design work.
- Discussion of design fees.
- Schedule meeting with designer & project developer on site.
Initial design meeting
- Introduction of designer by project developer.
- Discussion of goals and expectations.
- Presentation and signing of design contract.
- Schedule next meeting to present “as built drawings” (existing conditions) and first concept drawings.
Site measure by designer
- Designer needs access to site, but does not need to meet with client.
- Measure for existing conditions (As Builts).
- Identify possible building code limitations.
Design meetings at the Chermak office
- Design concepts and floor plans are presented and reviewed on a projection screen using virtual software.
- Construction budgets will be discussed and updated to reflect the new information.
- This client meeting will be repeated until the desired design and projected budget is achieved.
- The project developer will compile information from all sources to present a firm estimated cost number for the envisioned project. When the budget number is approved by the client, we will move forward to final design, selections and engineering.
Development of specifications and contract
- The project developer will begin writing the specifications document that identifies the scope of work for the project.
- The client, designer and the project developer will all provide information and selections for the specifications.
Finishes
- Interior design and space planning sessions will be made available to the client, if requested. Additional costs will be quoted based upon the scope of work.
Final design and engineering work
- Now the plans go to paper, floor plans, elevations, details and more. These documents provide the means for pricing and building the new spaces.
- If structural or soils engineering is required by the local building department, estimated costs will presented.
- Preliminary review at the City, if needed.
Final contract documents
- Design and selection process is complete.
- Engineering is complete.
- Final specifications are written and approved by the client.
- The entire contract including the specifications, contract price and payment schedule is approved and signed by the client.
Permit submittal and schedule
- All required paperwork is submitted for approval by the building department.
- Discussion of goals and expectations.
- Project developer creates a project schedule with a projected start date.
- Designer completes any final touches with client.
Permit approved
- Project developer details any changes to the work required by the building department.
- Work begins!
Continuing design consultation
- If requested, the Chermak Designer will provide additional space planning, materials selection, room layout, cabinetry design and other services to complete a full service design package until project completion.
